Back boiler replacement grants
Back boilers were once a popular choice among homeowners due to their ability to be tactfully concealed with in fireplace alongside gas or electric fires.
With the exception of a small number of models produces in early 2010s, most of the boilers lack condensing capabilities and typically operate at less than 65% efficiency levels. This resulted in a significant waste of energy, equating approx. 35p for every£1 of gas used is lost due to wasted heat escaping up the chimney.
In adherence to updated regulations mandated minimum efficiency standards, back boilers are no longer available for installations. As an alternative, homeowners can choose to replace them with either wall-mounted boilers or Air Source Heat Pumps for improved energy efficiency and environmental endurance and conservation.

Under the ECO4 scheme, additional upgrades to insulation in your home will be provided alongside the installation of your new boiler if criteria are met. These criteria include:
Ventilation
In the process of upgrading the insulation in your home, it’s important to acknowledge that reducing the amount of air circulation can occur as gaps, which may have previously droughts, are sealed. This reduction in airflow can potentially lead to poor ventilation, resulting in compromised air quality and subsequent issues such as condensation formation and the emergence of mold and damp patches.
To mitigate these potential problems, it is essential to bring your home’s ventilation system up to the latest standards. As part of the ECO4 grant initiative, we will elevate your home’s ventilation up to the latest standards and install additional ventilation where required.

I’m not receiving one of these benefits, can I be helped?
The ECO4 Flex offers the opportunity to cover up to 50% of energy efficiency upgrades in residence across England, Wales and Scotland. This scheme targets households with a combine gross income below £31,000 per annum or individuals with specific health conditions that render vulnerable to cold weather.
Local Authorities oversee the administration of ECO4 Flex scheme in respective areas, handling the verification process for income or health eligibility. The rollout of this scheme is gradual with a projected full implementation expected by April 2023.

I’m a Landlord, can I get any help?
The Minimum Energy Efficiency Standards (MEES) were implemented in April 2018, mandating that all rented properties must attain a minimum energy efficiency rating of band ‘E’, unless granted an exemption.
However, starting in 2025, all properties leased under new tenancies must meet a minimum energy efficiency rating of Band ‘C ‘. existing properties with tenants must be upgraded to this standard by 2028. Failure to comply could result in fines of up to £30,000.
These regulations align with the government’s commitment to achieving net-zero emissions by 2050. Furthermore, they will extend to properties being sold from 2035.
How can we help?
Your property becomes eligible for a grant aimed at enhancing and optimizing its energy efficiency, if your tenant is in receipt of any of the listed benefits. This includes the option to upgrade a back boiler to an eco-friendly Air Source Heat Pump, alongside the installation of solar panels to augment the property’s efficiency further.
In accordance with the ECO4 scheme, properties currently rated as Band ‘E’ must achieve a minimum band ‘C’ rating subsequent to implementation of energy efficiency measures.
